Reserved Matters Applications

Application progress

So far, BDW have submitted three Reserved Matters Applications. The drawings and documents can be viewed on the Sevenoaks Planning Portal at the following links:

Reserved Matters Application 01 relates to land at the Polhill access to the site. It does not involve new buildings, but includes new highways, drainage and landscape features.

Reserved Matters Application 02 relates to land at the Starhill (secondary) access to the site. It does not involve new buildings, but includes new highways, drainage and landscape features.

Reserved Matters Application 03 is the first residential phase, in the northern portion of the site.

This phase will provide 93 new homes (16 x 1-bedroom and 2-bedroom apartments and 77 x 2-bedroom, 3-bedroom and 4-bedroom houses).

19 of the new homes will be affordable (8 x shared ownership apartments, 5 x apartments for affordable rent, and 6 x houses for affordable rent.

What is a Reserved Matters application?

Understanding the process

A reserved matters application is the next stage after an outline or hybrid planning permission has been granted. It will provide more detail than was shown in the original application for some or all of the following areas:

  • Appearance and design – Details of how the development will look, including the architectural style and detailing.
  • Means of Access – Covers accessibility for all routes to and within the site, including vehicular, pedestrian and cycle access, and how they link up to other roads and pathways outside the site.
  • Landscaping – Establishing the open space network within the site, including planting, wildlife habitat creation and the provision of other features. As a planning condition a landscape and ecological management plan for each phase will also need to be approved by the District Council prior to any reserved matters applications being approved.
  • Layout – Includes buildings, routes and open spaces within the development and how they would be arranged on the site.
  • Scale – Includes information on the size of the development, including the height, width and length of each proposed building.
